Access - While actual roads do
not exist to all parts of the ranch, there is guaranteed and recorded
legal access to all parcels (and roads can be bladed).

Cattle Grazing:
This property is
considered open range and others have the right to freely graze
livestock, but that right can be terminated by the landowner fencing
out the livestock (fences must be set back 40 feet from property
boundaries, however, to allow for common access rights-of-way and
cattle movement).
Title Insurance - The buyer receives an
actual deed to the property and can secure, at buyer’s expense, a Policy of Title Insurance from Stewart Title Guaranty Company.
